Upon receiving a property/Assignment, Buntin & Associates take the following steps: - Verify/Determine occupancy status within 12 hours
- Inspect and Photograph as much of the property as is accessible
- Re-key and secure property within 12 hours (Vacant Properties)
- Post Notice and Contact Tenant for Voluntary Vacancy (Cash for Keys – CFKs) negotiations (Occupied Property)
- Broker Price Opinion (BPO) Drive by within 2 days, Interior/Full provided within 3 days.
- Include interior and exterior photographs
- Inspection report with written repair bids for review and approval
- Obtain all Inspections Desired
- Order/Review Preliminary Title Report
- Prepare Client specific reports
- Monthly status / Marketing report (MSRs / MMRs)
- Develop Marketing Strategy and implement Necessary Internet and print advertising
- Team Leader assigns seasoned Agent to Market Property directly to interested Buyers
- Thoroughly Evaluate Buyer/Offer/Buyers Lender to help secure a strong buyer and closed transaction
To expedite the marketability of the property, we coordinate the following: - Negotiate cash for keys exchange, if applicable
- Coordinate Eviction - Work with your attorney or recommend one
- Monitor: status, eviction and lock-out
- A Complete trash-out, interior cleaning and winterizing of property
- Supervising and hiring subcontractors
- Gardening and removal of exterior debris
- Pool cleaning and maintenance
